This is our starting point! Your first step is to sit down with a Mortgage Broker and/or bank to get a better sense of your budget and timeline.

It’s important to think about what your needs are in a property, while it’s equally important to then realize what are actual wants vs needs and what ‘features’ in a home would be deal breakers or not. Are you looking to live in a specific area of town, need a minimum number of bedrooms, move in ready vs a bit of a fixer upper? All of these are important questions to ask yourself during this time. Feeling confused or overwhelmed is normal and natural for the starting stages of your search. Although, this is where we come in and help guide you step by step along your exciting journey!
After discussing budget and search criteria, we will work hard to find match you with current and future listings. As we tour properties, you’ll begin to learn what works for you and what doesn’t; eventually narrowing in on the perfect fit.
There are a few key components that need to be discussed with your agent before making an offer. What is going to be your offer price, will you come in below asking? When would you like to take over the home? How about what appliances, window coverings, etc would you like to stay with the home? Your agent will be able to take you through the entire offer and negotiate on your behalf.
When you and the Seller have come to an accepted Agreement of Purchase and Sale, you will likely have a timeframe to meet conditions like financing approval and home inspections. During this period, it’s important to communicate with your agent and lender to ensure everything is in order. It is also important to note that you have not yet purchased the property, and if anything comes up with your conditions, you are able to walk away from the deal.
This stage can feel a bit drawn out because of the excitement of purchasing your first home! During this period, you will need to finalize your insurance and financing, set up utility accounts for the property, and meet with your lawyers.
